Seasonal guide · do it in autumn

The winter plumbing checklist for Pakenham.

Every plumber in the Cardinia corridor knows the date. The first genuinely cold fortnight of the year, the phone does not stop - hot water units, gas heaters, blocked drains, all at once. None of it is a coincidence, and almost all of it is cheaper if you do it in April.

Hot water

Replace it in autumn, not in the first cold snap.

Hot water units do not fail randomly through the year. They fail in the first fortnight of real cold, and the reason is straightforward: all summer the unit has been heating 15-degree inlet water for four short showers. In June it is heating 8-degree inlet water for four long ones. A tired element, a drifting thermostat or a tank that is rusting quietly from the inside gets asked to double its output overnight, and it declines.

The problem is that everyone else's unit fails the same fortnight. That is the week the good heat pump models go to a three-week lead time, when every plumber's diary is full, and when you pay an after-hours surcharge of $180 to $300 on top of the job because you have a house of cold showers and cannot wait. The identical hot water replacement booked in April is $1,500 to $3,800 in business hours on a day that suits you, with your pick of unit and time to actually think about whether you want the same thing again - which our heat pump versus gas comparison goes into properly.

The trigger is age, not symptoms. Storage units run 8 to 12 years. If yours is past ten and you are reading this in March, that is the whole message of this page. The symptoms that mean it is going now - rusty water, a weeping TPR valve, banging on heat-up, running out sooner than it used to - are covered on our guide to hot water unit failure.

Gas heating

The gas heater service is the safety item.

Everything else on this page is about money. This one is not. AS 4575 sets a two-yearly service interval for domestic gas appliances, and the reason is carbon monoxide, which you cannot smell, cannot see, and which presents as a headache and tiredness that everyone blames on winter.

Open-flued gas heaters - still common through the older Pakenham township housing stock and plenty of 1990s estate homes - can spill combustion products back into the room instead of up the flue. Modern draught-sealed houses make it worse, not better: run a rangehood and two bathroom exhaust fans at once in a well-sealed house and you can pull the building negative enough to drag flue gases back down. That is not a theoretical failure mode, it is the reason Victoria takes this seriously.

A real service is not a wipe-down. It is a licensed gasfitter running the appliance under load with a combustion analyser at the flue, checking flame quality, gas rate, spillage and CO against limits, plus a soundness check on the gas installation itself. Book it in autumn before you light the thing for the season, not in July when it is already been running for a month. And if you ever smell gas, our guide to what to do before we arrive is worth four minutes of your life.

Water outside

Gutters, stormwater and the slab edge.

Cardinia gets roughly 800mm of rain a year and it is winter-weighted. The deciduous trees through the old township and the established estates drop the lot in April and May, straight into your gutters and down your downpipes. This is the highest-return job on the page and it costs you an hour of a Saturday.

Here is why it matters more here than in a lot of Melbourne. A blocked downpipe does not gently overflow onto the lawn. It concentrates the roof water of an entire catchment at one point at the slab edge - into reactive Cardinia clay that is already swelling as it re-wets after summer, right against your footings. Sites here are commonly H1 or H2 under AS 2870, which means the ground genuinely moves. Repeat that for a few winters and you get damp walls, cracked cornices and a drainage remediation bill that started as a leaf.

While you are at it, walk the stormwater. Every pit and grate should be clear, and every downpipe should actually be connected to something rather than discharging onto a paver and hoping. In newer estates - Officer, Cardinia Lakes, Lakeside - the stormwater is usually well done and just needs clearing; in the old township, half of it is a decision someone made in 1974.

Drains & frost

Why May blocks, and what the Upper needs.

Autumn is blocked drain season and it is not bad luck. Our clay spends summer shrinking away from the buried drainage and autumn rain heaves it back. On older earthenware pipe with rigid joints, that movement opens a hairline gap, and every gum, willow and liquidambar within fifteen metres has spent a dry February looking for exactly that. Add the leaf load and the drain that limped through summer at half capacity finally stops in May. If a drain ran slow at any point over summer, camera it in autumn - our guide to blocked main drains explains what the footage tells you.

Frost is the one item that is geography-specific. Down in Pakenham township, overnight minimums of 4 to 6 degrees mean a hard freeze is genuinely rare. Up the hill in Pakenham Upper, Beaconsfield Upper and Gembrook, it is a real thing every winter, and it splits pipes in three predictable places: the unlagged garden tap on the south wall, the exposed run under a house on stumps, and external solar hot water lines. Lagging and tap covers on an average house is $180 to $350. The burst repair afterwards is $220 to $550 plus whatever the water reached.

Worked example

The April call versus the June call.

A Cardinia Lakes house from 2005 with the original 250-litre electric unit. In April the owner rings, we assess, and she picks a heat pump. Fitted on a Wednesday for roughly $4,200 before rebates, one visit, no drama, and she had two weeks to decide.

The same house, same unit, in the second week of June. The tank rusts through overnight and empties into the garage. Now it is an after-hours attendance at $180 to $300 surcharge, and the heat pump she wanted is three weeks out because every wholesaler in the south-east is cleaned out. So it is a like-for-like electric unit at $1,500 to $2,600 fitted, chosen under pressure, that she will still own in 2038 - plus a garage to dry out. Same house. Roughly $500 of avoidable cost and a decade of the wrong appliance, decided by which month she rang. Full ranges are on our 2026 pricing guide.

FAQ

Common questions.

When is the best time to replace a hot water system in Pakenham?

Autumn - March to May. Units fail in the first fortnight of real cold, which is also when lead times blow out and you pay a $180 to $300 after-hours surcharge. In April the same job is $1,500 to $3,800 in business hours on a day you chose.

Do pipes actually freeze in Pakenham?

In the township, rarely - minimums of 4 to 6 degrees mean a hard freeze is unusual. In Pakenham Upper, Beaconsfield Upper and Gembrook, every winter. It splits unlagged garden taps, exposed runs under stumped houses and external solar lines. Lagging is $180 to $350; the burst is $220 to $550 plus damage.

Why do drains block in autumn when they were fine in summer?

They were not fine, they were unloaded. Reactive clay shrinks all summer and heaves back with autumn rain, opening rigid joints in older earthenware. Then the deciduous trees drop everything in April and May. Ground movement plus leaf load stops the drain that was limping at half capacity in January.

Does my gas heater really need a service every two years?

Yes. AS 4575 sets two years, and the reason is carbon monoxide. Open-flued heaters can spill combustion products back into the room, and a sealed house running a rangehood and exhaust fans can pull flue gases down. A real service means a combustion analyser at the flue under load, not a dust-off. Book it in autumn.

What is the single most useful thing to do before winter?

Clear the gutters and downpipes after the leaf drop and check the stormwater actually discharges somewhere. Cardinia's roughly 800mm is winter-weighted, and a blocked downpipe dumps a whole roof's water at the slab edge into swelling reactive clay. One hour, highest return on the page.
