The three failure modes we see on 8 to 15 year old Pakenham units.

1. Tank corrosion failure (terminal)

The sacrificial magnesium anode inside the cylinder is, by design, the part that corrodes so the steel tank doesn't. Electric storage units fail predictably: the lower element burns out, the upper element takes over and gives you a half-tank of warm water, then that goes too. Element plus thermostat plus gasket plus labour usually sits around $300–$500. Again, if the tank itself is sound, repair is sensible. If you've already replaced an element in the last few years, the second failure usually means the tank is on borrowed time.

Gas vs electric vs heat-pump — the replacement decision.

A like-for-like gas storage swap is the cheapest and quickest, $1,400–$2,600 fitted, no electrical changes, no rebate paperwork. Continuous-flow gas is endless hot water in a wall-mounted footprint, $1,800–$2,900 fitted — brilliant for a four-bedroom Officer or Cardinia Lakes house with three showers running on a winter morning. Heat-pump is $2,800–$4,500 before the VEU rebate but the cheapest to run by a country mile, especially if you've got daytime solar to drive the compressor for free.
